The purpose of a Planned Unit Development District is to provide flexibility in achieving a more integrated development, each comprised of its own unified plan. Such plan shall allow for multiple uses and provide exceptions to normal dimension and density requirements. This zoning classification also promotes the Traditional Neighborhood Development (TND) concepts, which encourages the incorporation of various uses to address the needs of the area, while establishing public neighborhood common areas. These efforts are intended to create and maintain character, while establishing growth that is desirable within the community.

 

The Ohio Revised Code §519.021 identifies a Planned Unit Development (PUD) as “a development, which may be planned to integrate residential, commercial, industrial, or any other use.” The uses in the proposed PUD should be compatible to those existing land uses that border it.

 

The PUD may be of a specific design pattern incorporating Residential (all densities), and/or Commercial and/or Industrial. “The PUD shall further the purpose of promoting the general public welfare, encourage the efficient use of land and resources, promote greater efficiency in providing public and utility services, and encourage innovation in the planning and building of all types of development.” (ORC §519.02.1)
